What is the Hideaway Junction Phase II project?

Hideaway Junction, located at the corner of Telemark Drive and Spur Trail, is a collection of two- and three-bedroom single-family, deed-restricted homes. (Look for new construction on the left side of the road before you hit the railroad tracks on Telemark Drive). The Town is adding 20 homes to this project, known as Hideaway Junction Phase II. 8 of those homes should be ready for purchase at the end of 2024 for move-in in early 2025.

 

How much will the homes in Hideaway Junction Phase II homes cost?

The homes will have a sales price of $477,500 for a three-bedroom home and $437,500 for a two-bedroom home.

 

Who can apply for a Hideaway Junction home?

Those who are eligible for workforce home ownership must meet the following criteria:

  • Must be a full-time resident of Grand County
  • Must be employed at least 32 hours a week or 1,200 hours a year for a Grand County-based employer
  • Must show a full-time work history in Grand County for three out of the past four years
  • Must show proof of mortgage qualification for the home price

 

You are INELIGIBLE for housing based on the following:

  • Currently reside outside of Grand County or work remotely outside of Grand County
  • Moved to Grand County or began Grand County-based employment after November 2021
  • Household income exceeds the upper-income limit

 

How do I apply for a Hideaway Junction home?

Applications are open now through November 8, 2024, at 5 p.m. Those subscribed to our Home Scoop email list will be notified about application updates. Qualified applicants will be selected to purchase a home in an order determined by lottery. Homeownership opportunities in Winter Park have a tiered lottery system. All applicants within the first tier will be offered housing before moving on to the second and then third tiers.

First Tier: Winter Park Workforce (full-time at Winter Park-based business)
Second Tier: Grand County Tax-Funded Employers (such as school district, forest service, etc.)
Third Tier: All Other Grand-County-based Employees

 

When will the homes be ready for move-in?

Homes are being constructed two at a time. We anticipate their completion in late fall of 2024 with move-in in early 2025.

 

Can I see what the houses look like?

No additional in-person tours of the homes will be given, but a video walk-through can be seen here.

When is the housing lottery?

The lottery selection for Phase II homes will take place on Wednesday, November 20, 2024, at 3:00 p.m.

You are not required to be present during the lottery to be selected.

 

What does "deed-restricted" mean?

All homes in the Hideaway Junction subdivision are deed-restricted in order to keep the units attainable in perpetuity. The most important deed restrictions are as follows:

  1. Appreciation is limited to 2% for each of the first three years of ownership and then is reduced to 1% for each year of ownership thereafter.
  2. Owners must meet residency and employment requirements.
  3. The Town of Winter Park retains the first right of purchase for any home that is put up for sale.

Are the homes in an HOA?

All Hideaway Junction Phase II homes are part of a Homeowner's Association (HOA). HOA dues are currently $400 annually.
